SS Auction Group auctioneers/real estate agents, Shad Ridenour and Steve Powell, are agents for and licensed through real estate broker Ohio Real Estate Auctions, 5030 Calum Way, Grove City, OH 43123. - Reserve Auction - This online auction is a "Reserve" auction. That means that the final high bid amount is subject to the approval of the seller. - Buyer's Premium - Note that there will be a 10% Buyer's Premium charged and collected on this auction. The Buyer's Premium is a percentage of the final bid price that is added to the amount due, making the Contract to Purchase at Public Auction price your last bid amount plus the buyer's premium. - All bidders are encouraged to read and understand all Terms & Conditions, including Payment Information before bidding. Understand that the Terms & Conditions are subject to change and may be different for individual auctions. By bidding, all online bidders acknowledge their acceptance of all Terms & Conditions. - Eligible Bidders - This online-only auction is open to all members of the general public 18+ years of age, who have registered and meet the registration criteria. - Bidder Registration - Bidders log in at ssauctiongroup.hibid.com, click on Current Auctions, then Log In/New Bidder and follow the registration instructions. In order to bid, all first-time bidders must also click on Register to Bid, which is located near the bottom of the auction page. Bidders must register with a valid Visa, MasterCard, Discover or American Express card along with required contact information. There may be a $1.00 charge to your card for verification that will be refunded. - Bidding - All bidders must be registered and logged-in to place bids. By bidding, all bidders agree to the Terms & Conditions of this auction and enter into a binding contract between themselves, the Auction Company, the Broker and the Seller. Auction Company will not reverse any bids. You should always carefully review your bids before submitting. - No Warranties - By the use of pictures and descriptions, the Auction Company and Seller have done their best to accurately describe this property being offered. It is not our intention to mislead bidders or misrepresent the property. This property is being offered for bid in "As is, where is condition, all faults included", with no warranties, expressed or implied. All photos and descriptions are believed to be accurate, but are not guaranteed as sometimes errors might occur. Any documented inspection or description is opinion, not fact, and does not constitute a warranty of any kind. - Contract to Purchase at Public Auction - The high bidder will meet with an Auction Company representative to complete and sign a Contract to Purchase at Public Auction. This contract will be written for the high bid amount plus the Buyer's Premium with no contingencies or exceptions. A copy of the contract is shown in the images of the property for bidder/buyer's review. - You are encouraged to call or email us if you have any questions before bidding. - Credit Card use for this auction - While bidders are required to use a valid credit card when registering to bid at this auction, the earnest money charge will not be charged to the successful bidders credit card. Within 24 hours after the bidding ends. the successful bidder will pay the earnest money deposit in some other form when completing and signing an Contract to Purchase at Public Auction. - Soft Close - This auction will utilize a soft close function in which bids placed with under 1 minute of the bid closing time will keep the bidding open for another 2 minutes. - Auction Company reserves the right to reject any bids at its discretion. - Winning Bidder Notification - The successful high bidder, when the bidding ends, will be notified by email that they are the high bidder. It will take a few hours to process the auction results. Within 24 hours after the bidding ends, the high bidder will meet with an Auction Company representative to complete and sign an Offer To Purchase Contract with payment of a $5,000 earnest money deposit. Remember that the offer purchase price will be the last bid amount plus a 10% Buyer's Premium added. - Final High Bidder - If the final high bid does not meet the seller's minimum bid, only the hign bidder will be allowed to negotiate an acceptable purchase price with the Seller after the bidding ends. - Permitted Bidders - The Auction Company permits the registration and bidding of any eligible party as long as they meet the registration requirements and accept, evidenced by any bidding, all Terms & Conditions. - Transaction Closing - The real estate closing will take place at the time and location shown in the Property Description. - Technical Issues - The Auction Company is not responsible for technical or communication problems, website outages, browser incompatibility or any connectivity issues. Once bidding has ended, we will not accept any additional bids. - Liability - Auction Company, Ohio Real Estate Auctions, their staff and seller(s) shall all be held harmless for any losses associated with conducting this auction, open houses and any showings of the property. - Privacy - The Auction Company will not sell bidder information. Registered bidders consent to be contacted or emailed about auction notifications for all Auction Company events. To be removed from our database, click on "Unsubscribe" at the bottom of emails. If you register to bid, you do not also need to subscribe to our email list. - Limitations - These Terms & Conditions cannot be altered, except in writing by the Auction Company. Terms & Conditions are designed as general guidelines and may not cover every possible scenario or action. - Bidding Security - Auction Company is not responsible for the fraudulent or unauthorized use of your bidder number and bidding account. Bidders/buyers agree that they have reviewed and agree to all Terms & Conditions of the auction.
