All registration information the Bidder provides shall be current, complete, and accurate. The highest bid amount will be the total amount the highest bidder should pay plus per Auction Lot won, the auction premium (6%), and a $495 technology fee. Payment Due in full within 48 hours from the conclusion of the auction. Sale Agreement: The BUYER commits to acquiring, and the VENDOR commits to parting with their stake in the described ASSET using the given Tract or Permanent Parcel ID number(s) based on the conditions outlined below. It's important to note that this agreement does not involve the sale of any personal items to the BUYER. Title and Land Assessment: VENDOR does not provide any assurances regarding the state or status of the title. Prior or future issues might influence it. If the BUYER wishes to inspect the title or have a land survey, they will be responsible for the associated costs. Should the BUYER find irreparable faults in the title within 30 days of this agreement and the VENDOR cannot address these issues timely (during which payment terms can be adjusted without additional costs to the BUYER), the BUYER can annul this sale and get a complete refund of any amount paid without any added interest. Any discrepancies must be reported in the manner and timeframe mentioned. VENDOR is not obligated to compensate the BUYER for land assessment or title verification expenses. State of the Property: The BUYER accepts the asset in its present state, having conducted their due diligence regarding its condition. Neither the VENDOR nor its representatives give any warranties or assurances about the property or its structures in any capacity. Acknowledgment by Buyer: Any documentation or "Buyer's Acknowledgment" related to this item is integrated into this agreement. Property Access: Until the deed is recorded in the BUYER's name, they shouldn't access, modify, or remove any items from the property. The BUYER should also ensure the property is secure and complies with relevant regulations at their own expense. The condition or any damage to the property won't be grounds for any refunds. Transfer Protocol: Approximately 90 days post receiving the full payment, the VENDOR will transfer its interest in the asset. If there are multiple buyers, the title will be jointly shared unless specified otherwise in writing before the deed's preparation. The recorded deed will be sent to the BUYER directly from the Recording Department. Incomplete Transaction: If the BUYER doesn't honor this agreement, the VENDOR has the right to keep all payments as compensation, and this isn't to be seen as a penalty. The BUYER acknowledges the fairness of this term and understands their rights will be nullified in this scenario. Termination Rights: Until the deed's recording, the VENDOR retains the absolute right to terminate this agreement and revoke the sale for any reason. In such an instance, the BUYER will receive a refund of their deposit without added interest. Not an offer to residents of those states where registration is required.
