$5,000 non-refundable down payment will be paid when purchase agreement is signed within 24 hours after the auction sale. The balance will be due at closing on or before January 14, 2022, when possession is given. The seller will provide to the buyer a good and sufficient warranty deed and an updated abstact of title. The seller shall pay a pro rata portion of the real estate taxes incurred to the date of transfer of possession.
